For buyers
Buying an apartment in Kraljevi Cardaci.
Updated 2 November 2026.Land registry
Check that the apartment is registered in the real estate cadastre and who is registered as the owner. Basic data about the plot and the building can be viewed publicly on the eKatastar service of the Republic Geodetic Authority.
Ask the seller for an extract from the title deed (list nepokretnosti) and compare the area and layout with what you see at the viewing.
Encumbrances
Encumbrances and restrictions, such as a mortgage or a pending dispute, are recorded in section G of the title deed.
An apartment with an encumbrance can be bought, but the contract should state when and from which payment it is removed, before the rest of the price is paid.
Contract and tax
In Serbia, a property sale contract is certified (solemnised) by a public notary, who then sends it to the cadastre to register the new owner.
When buying from a private person, a property transfer tax of 2.5% applies. By law the seller pays it, unless the contract says otherwise. On the first sale of a new apartment by a developer, VAT is charged instead.
Costs after the purchase
Before deciding, ask about the costs that remain after the purchase:
- maintenance of common areas and complex services
- electricity, heating and water
- annual property tax
- insurance, if you plan to have it
Renting to guests
If you plan to rent the apartment, the accommodation must be categorised by the local municipality and guests are registered through the eTurista system. The tourist tax is set by the municipality.
Check the complex rules for renting, reception and spa use by apartment guests in advance, preferably in writing.
Apartment 11/61
Apartment 11/61 in the Kraljevi Cardaci Spa complex is listed for sale and rent, with direct contact with the owner.
Ask the owner for the details on this list before the viewing: area, layout, registration, price and running costs.
